No sites in Dawlish and Teignmouth have been earmarked for future housing development in Teignbridge District Council's new draft Local Plan published this week.

One employment site was allocated, however.

Dubbed "Langdon Business Park", it would take up an area of three hectares (just over four football pitches in size) southwest of Langdon Hospital off the A379 Exeter Road.

The site has existing planning permission for employment development.

Residents will reportedly have a chance to comment on the new draft Local Plan proposals after councillors are asked on Thursday (12 January) to approve the draft for a minimum six-week consultation starting on 23 January.

It will be the "fifth and final opportunity" to comment on the plan's proposals before its submission for examination by the Planning Inspectorate.

The Local Plan will determine how many homes need to be built and where in Teignbridge until 2040, amongst other concerns. It is reviewed every five years by law.

Executive Member for Planning, Cllr Gary Taylor (Lib Dem, Dawlish South West) said the latest version of the plan has been shaped by the feedback from the previous four consultations, which attracted over 7,000 responses.  

He said: "In preparing this new Local Plan, our priority has been to make sure that people have access to the homes, jobs, green spaces and services they need while improving energy security and reducing our carbon footprint.

"We now need to get this local plan in place as soon as possible, to enable the council - and not developers - to determine where future development in Teignbridge takes place."

Across the rest of Teignbridge, the draft Local Plan sets out new land allocations for 4,560 homes, with about a quarter of all new properties to be affordable and more homes built for people with mobility issues. 

About 65 hectares of land is allocated in the draft plan for employment sites while two sites are identified for gypsies and travellers.
