Planning permission has been granted for the construction of a new house on land to the rear of 25 Badlake Hill in Dawlish.

Teignbridge District Council's planning committee unanimously approved the plans on Tuesday (18 July), with one condition that existing landscape features on the site would be retained and enhanced where possible.

The former property at 25 Badlake Hill has already been redeveloped into three detached properties. The new house will be constructed behind plot three, with access from an existing driveway to the north.

The proposed building will be "long and narrow", with split levels to follow the steep topography of the land.

The lower ground floor area will have a bedroom, study, WC and entrance hallway. The upper ground floor will include a kitchen, breakfast and living area in a large open-plan room with bi-fold door access to a rear patio and garden area.

The first floor will again be split into two, with one bedroom on the lower level and two bedrooms on the upper level.

The property will have four parking spaces and a "modern, contemporary look" with a "shallow mono pitched aluminium standing seam roof". Its windows and doors will be "grey anthracite" UPVC.

It will also have a "bee brick", swift nests and a bat box.
